There is no state or federal moratorium on evictions in place. However, Nevadas new eviction protection law can still keep tenants housing as long as they respond to eviction notices, apply for rental assistance, inform the court of their assistance status, and elect mediation. Through partnership with the Legal Aid Center of Southern Nevada, Nevada Partners offers eviction and mortgage assistance.

Other Eligibility Requirements For Uma And Mrap

Generally, to qualify for financial assistance through Nevada’s Homeowner Assistance Fund programs:

  • you must have experienced a financial hardship because of COVID-19, like unemployment, underemployment, a reduction in income, or a significant increase in expenses due to coronavirus
  • you have to own and occupy the home you’re trying to save
  • you must be a full-time resident of Nevada
  • your home must be located in the state of Nevada
  • you must not be in the process or have filed for bankruptcy , and
  • if your property is a manufactured home, it must be converted to real property.

If you get an unsolicited offer by phone, in the U.S. mail, through email, or by text message offering mortgage relief or foreclosure rescue services, be wary. Scammers are increasingly targeting homeowners who’ve been affected by COVID-19. You don’t have to pay a fee to get help from Nevada Homeowner Assistance Fund programs. If anyone asks you to pay a fee to get housing counseling or foreclosure prevention services from this program, it’s a scam.

Nevadas home foreclosure moratorium ended on September 1, 2020. However, there is a United States foreclosure moratorium for federally-guaranteed mortgages through June 20, 2021. Approximately two-thirds of residential mortgages in the United States are federally guaranteed.

In addition to the moratorium, United States law extends mortgage forbearance windows, and borrowers may receive extra forbearance for up to six months.

The Program Received 260 Calls In Less Than 20 Minutes

In 2008, when the last recession began, seven percent of homes in Nevada received a foreclosure notice. The rate about one in every fourteen households was one of the highest in the country. In 2010, as part of the Troubled Asset Relief Program , the Obama administration created a Hardest Hit Fund for states, like Nevada, that were seeing particularly high foreclosure rates during the mortgage crisis. Those funds enabled the state to create a handful of mortgage assistance programs meant to help people stay in their homes, including a principal-reduction program, a program that helped eliminate second mortgages, and a program geared specifically toward people who had lost their jobs. And slowly, the tide turned.

We got through that period, and for the past couple of years, as the economy has improved and the housing market has gotten much better, we saw fewer and fewer foreclosures, says Christine Miller, director of community initiatives and outreach for the Legal Aid Center of Southern Nevada.

The numbers are staggering, Verise Campbell, the CEO of the Nevada Affordable Housing Assistance Corporation , said last week after the program relaunched. For example, we turned our phones on yesterday, and within 17 minutes we had 260 calls.

But at this point, its not clear what will happen to the group after the current funds are gone. And its not clear where struggling homeowners will turn either.

It is a non-profit organization affiliated with the State of Nevada that provides mortgage relief for qualifying applicants. Do You Have To Pay Back Hardest Hit Fund Payments

Hardest Hit Fund payments may be forgiven. Although the funds are a loan, there is generally no requirement to pay the funds back if the owner continues to hold the property for 10 years or more after receiving assistance.

If the owner sells, they must use the funds they receive to repay the loan. A person who qualifies for Hardest Hit Fund relief should fully understand the terms and conditions applicable to the programs.

Unemployment Mortgage Assistance Program

UMA will provide temporary financial assistance to eligible Nevada homeowners who wish to remain in their homes but have suffered a loss of income due to unemployment or underemployment.

  • Experienced involuntary job loss due to COVID-19 pandemic that occurred on or after January 21, 2020.
  • At least one homeowner must currently be unemployed and receiving Unemployment Insurance Benefits or have received UIB any time on or after January 21, 2020 or supplementing part time/temporary work with UIB.
  • Benefit/Assistance Up to $3,000 per month for up to 12 months.
  • Includes insurance, taxes, and HOA fees.
  • Will include reinstatement of delinquent first mortgage loan, non-escrowed taxes, HOA fees, and homeowners insurance.
  • Up to $54,000 per household.
  • Household income must be equal to or less than 150% of the area median income or 100% of the median income for the United States, whichever is greater.
  • Homeowner must own and occupy a single family Nevada home , and it must be their primary residence.
  • A 3-year lien will be required.
  • Eligible financial hardship must have occurred after the purchase of the home and within the timeframe specified above.
  • Homeowner cannot be in an active bankruptcy.
  • Properties with 1st priority mortgage secured by a Home Equity Line of Credit are not eligible.

Home Means Nevada, Inc. is a program that can help individuals who are struggling to pay their mortgages. Highlights of the program include:
