How Long Do You Need To Be Employed To Refinance

How long do you need to be employed to refinance?

There is no one definitive answer to this question. It depends on a number of factors, including the lender you work with and your individual financial situation.

Generally speaking, you need to have been employed at your current job for at least six months before you can refinance. Some lenders may require a longer employment history.

If you have been laid off or have otherwise lost your job, you may still be able to refinance, but you may need to provide additional documentation to prove that you are in a stable financial position.

Its important to consult with a lender to find out specifically what is required in order to qualify for a refinance loan.

Exchanging A Fixedrate For An Arm

You may be able to switch from a fixed rate loan to an adjustablerate mortgage with a much lower rate.

ARM rates are typically much lower than fixed mortgage rates, which can help homeowners save big. How much money per month could refinancing into an ARM save?

Someone with a $250,000 mortgage at a 3.75% interest rate pays over $900 per month in principal and interest. This figure does not include property taxes or homeowners insurance.

According to Freddie Macs weekly rate survey of lenders nationwide, the average 5year ARM rate was near 2.55% as of October 2021.

At this lower rate, the homeowner would cut their payment by $130 per month.

An ARM loan is not without risk. It is fixed usually between three and seven years, then adjusts based on current market rates.

But this type of loan could be a solution to temporarily reduce high housing costs.

Make Your Spouse The Lead Borrower

Another option is to rely on the income of someone else. If youre buying a home with a partner who is employed and has solid credit and a low debt-to-income ratio, it may be best for your partner to take the lead on the mortgage application. That way, your unemployment wont count against you. That is, however, as long as your partners income is high enough to meet lenders standards.

Additionally, if you have parents or other wealthy relatives who are willing to help you with the home buying process, you can discuss a gift that will enable you to satisfy lender requirements while youre between jobs. A gift likely wont be enough to get your loan through underwriting by itself. However, it could help if you just need to have a certain amount of money in the bank to qualify or if you need a bigger down payment.

    Unemployment Doesn’t Count As Income

Unemployment benefits count as income for tax purposes, so you’d think it would only be fair for mortgage lenders to count them as income too. But not so.

The reason is that unemployment benefits are paid on a temporary basis. When you go to refinance, your mortgage lender will ask for proof of a steady income. You’ll usually need to provide a few recent pay stubs to show that you’re gainfully employed, and if that’s not the case, you may not be able to refinance your mortgage.

That said, in some cases, you may have options despite being unemployed. First, if you’re married and are applying to refinance jointly with a spouse, you may be able to get approved on your partner’s income alone. Imagine you normally earn $50,000 a year and your spouse earns the same. If all it takes is a $50,000 salary to qualify for the loan amount you’re seeking, your unemployment status won’t matter.

Furthermore, in some cases, a lender may be willing to make an exception if you’re a seasonal worker who expects to return to a job. For example, perhaps you’re jobless now because you work at a ski resort that won’t be opening until November. If your employer sends a letter confirming that you’ll be rehired, you may be able to get approved for a refinance, especially if you have other assets, like money in the bank, that make you a less-risky borrower.

    What You Should Consider

Before you start to look for a lender, keep in mind the following considerations:

    • Your unemployment income doesnt count. Most lenders dont consider unemployment payments as income for a loan, which means youll need to prove you have another source of income to secure your refinance.
    • Length of unemployment matters. If youre on sabbatical or on temporary leave, providing your lender with proof of when youll return to steady employment can improve your chances of getting a new loan.
    • Refinancing may not be the solution. If youre unemployed, consider your lifestyle and financial needs. Know whether refinancing is the best solution for your financial situation. Understanding your refinancing objectives will help you make the right choice.
    • Refinancing isnt free. Refinancing means taking out a new loan to pay off your current mortgage, which comes with closing costs. So make sure to weigh those expenses against the amount youd save every month on your mortgage payments.

Buying A Home After Being On Unemployment Income

Now, heres the good news. If youre currently on unemployment, you probably wont need to establish a new two-year job history after returning to work.

In fact, you might not have to wait at all before applying or re-applying for a mortgage.

Whether or not your loan application goes through at that point will depend on a number of factors:

    • How soon you anticipate going back to work
    • Whether you have income from other sources, such as a temporary or side job
    • How you handled your finances while unemployed
    • Whether your credit history is free of late payments or delinquent loans
    • The size of your down payment

Here are a couple of strategies that can help push your mortgage application through quickly after you get back to work.

    Apply with a co-borrower or co-signer

If your application includes a co-borrower, it may be easier to get a mortgage after unemployment.

Your lender can consider your co-borrowers income, debt-to-income ratio , credit reports, credit score, and assets to gauge their ability to make the monthly mortgage payments.

Before applying, have an honest conversation about your co-borrowers debt load. Youll need to co-borrow with someone who has the income, credit score, and DTI to qualify for a mortgage.

Someone with a lot of credit card debt or a big load of student loans may not help your application.

Qualify for a mortgage based on an offer letter

Employment offer letters are generally considered if they meet six basic criteria:

Can I Refinance With No Income

Can You Get A Home Loan If You Are Unemployed

Can I refinance with no income?

In a word, yes. You can refinance with no income, but there are a few things you need to know first.

First, you need to have good credit. Youll also need to have a reasonable amount of equity in your home. And youll need to be able to show that you can afford the new mortgage payments.

If you can meet all those requirements, you can refinance with no income. But keep in mind that you may not be able to get the best interest rates or the lowest fees. So its important to shop around and compare different offers.

If youre looking to refinance with no income, be sure to talk to a lender who can help you find the best deal for your situation.

Your Interest Rate Will Be Higher

Without a job, youll likely have a higher interest rate on any loan youre approved for. This is because lenders see unemployed borrowers as high-risk. A higher interest rate will increase the amount of money youll pay over the life of the loan.

When you apply for a loan without a job, lenders will want to know how you plan to repay the debt. Have a solid explanation prepared before beginning the application process. Providing documentation of other sources of income, such as investments or annuities, can be helpful. But even with that, you shouldnt be too surprised if your rate is high.

How To Get A Mortgage Without Income Verification

Some home loan programs dont require proof of income or employment. And in some cases, lenders may allow you to prove you can repay the loan by converting assets to income.

    • Streamline mortgages. You may be able to refinance without any income documentation with an FHA streamline or a VA interest rate reduction refinance loan , if you currently have an FHA or VA mortgage.
    • No income verification mortgages. Mortgage lenders may offer non-qualified mortgage programs that allow you to qualify for a mortgage with documents or assets besides your tax returns or pay stubs.
    • Asset-based depletion. Typically for borrowers with a high net worth, the lender divides the total cash balance of a cash asset by the loan term and uses the result as income to qualify.
    • Bank statement loans. With these programs, lenders look at deposits on your bank statements for a one- to two-year period to calculate income for the loan instead of using tax returns, pay stubs or W-2 forms.
    • Debt service coverage ratio loans. Real estate investors can qualify for mortgages purely based on the rental income on the home theyre buying, as long as they can afford the higher down payment and interest rates.

    Whats The Difference Between Part

Having part-time employment and receiving income from seasonal work might sound like the same thing because youre only working the job for part of the time, either based on the number of hours or times of the year. However, for the purposes of mortgage qualification, there can be a big difference.

A part-time job is defined as work you do for an employer throughout the year that happens to be less than a full-time, 40-hour work week. You can qualify for a mortgage with part-time work because the likelihood of receiving continuous income is high.

Seasonal workers do jobs that are only done at certain times of the year. For instance, if you provide seasonal help with farming or logging, or if you work at a retailer during the holiday rush, thats seasonal work. Its also seasonal work if youre a mall Santa or Easter bunny.

This is being written in the fall, so it seems appropriate to mention that work at haunted houses or cider mills counts. The key difference is that part-time work can be done year-round and seasonal work is only done at certain times.

    Alternative Sources Of Income

Refinancing your mortgage during a pandemic

For many people, a regular job is not their primary source of income. There can be several alternative sources of cash inflow. If you are retired, you may have a steady pension income that can cover the mortgage costs. You may be earning good returns on your retirement fund or other investments, and if the fund is large enough and has a conservative risk profile, a lender may consider it as a steady source of income. If you are an independent consultant, freelancer, or are engaged in any other form of self-employment, you might be able to convince the lender about your repayment ability.

    Steady Salary Is What Matters

Kris Shenton, sales manager with Equity Prime Mortgage in Crofton, Maryland, said that a new job isnât always a hurdle for borrowers. As long as the new job pays a salary, and isnât based solely or largely on commissions, then an applicant should have little trouble qualifying for a mortgage, as long as that new salary provides a large enough income to support the borrowerâs new monthly mortgage payments, Shenton said.

Complications can pop up when borrowers are relying on non-salary income, Shenton said. Borrowers who have gone from a salaried job to self-employment will need to show at least two yearsâ worth of tax returns to prove that their new income is stable and not likely to disappear any time soon. If they canât provide these returns, lenders wonât consider these self-employment dollars as part of their qualifying income.

Borrowers who switch to a new job in a different field, might give lenders some pause. But most lenders are willing to overlook the job change as long, again, as the new job pays on a salary basis, Shenton said.

âIf a borrower is switching a line of work, say the borrower was a scientist and is now a lawyer, then itâs case-by-case,â Shenton said. âThough typically, so long as it is a salaried position, you are fine to get a mortgage now.â
